The Shower Enclosure Buyer's Guide for Northern Virginia Homeowners

A shower enclosure is a one-time decision. The glass is cut to your opening, the hardware is drilled into it, and almost nothing about it can be changed afterward. Most of what you will read during shopping comes from manufacturers describing their own products, which leaves out the parts that actually decide whether you are happy in five years.

Why This Guide

This guide covers what drives the price, what the process really looks like, what our warranty covers and what it does not, and the mistakes we watch homeowners make. Enclosures Unlimited has been building custom frameless enclosures in the DC metro since 1966, so the advice here comes from installs, not brochures.

Framed, Semi-Frameless, or Frameless

Frameless enclosures use thick tempered glass held by clamps and hinges, with no metal around the perimeter. Semi-frameless carries metal on some edges, usually the fixed panel, while the door swings free. Framed enclosures surround every edge in metal and use thinner glass.

Frameless gives the cleanest look and the fewest places for grime to collect, and it puts the tile you paid for on display. It also demands precision, because there is no frame to absorb an out-of-square opening. Framed and semi-frameless cost less, hide more, and contain water more easily.

There is an honest case for the simpler options. If you are replacing an old enclosure and not redoing the tile, the previous unit almost certainly left holes behind. A semi-frameless enclosure covers those cleanly, where frameless would leave them exposed. Sometimes a standard configuration simply suits the bathroom better than something modern.

Thickness follows the choice. Frameless is three-eighths or half-inch glass, and we do not build frameless thinner than that. Semi-frameless and framed run three-sixteenths or quarter-inch.

Shower Enclosure Styles and Configurations

A door and panel is the most common layout we install: one swinging door beside a fixed panel. Frameless sliders run the door along a header or track, which suits a tub conversion or a bathroom too tight for a door to swing.

Ninety-degree corner enclosures wrap two walls. Neo-angle units cut across a corner at an angle. A single fixed panel, sometimes called a shower screen, leaves the opening partly open.

Older Northern Virginia homes rarely offer square openings, and frameless handles that well precisely because every piece is cut to the actual space. Where clearance is short, a slider solves what a swing door cannot. Where old holes need covering, semi-frameless does.

Luxury new construction pulls the other direction. In this market frameless has become the expectation in secondary bathrooms, not just the primary. Sliders over tubs are routine. Steam showers and large multi-door openings are what clients ask for when they want the room to feel like an event.

Glass Thickness: 3/8" vs. 1/2"

Three-eighths glass is the residential standard and half-inch is the structural and premium choice. Which one your project needs is an engineering answer driven by size, span, and load, not a matter of taste.

We follow National Glass Association (NGA) guidance. An unsupported panel wider than 30 inches calls for half-inch glass. Anything taller than 80 inches calls for half-inch unless it carries a header or runs to the ceiling, and anything taller than 96 inches calls for half-inch regardless. Hinge weight ratings can force the same upgrade independently, since heavier glass needs hardware rated to carry it.

Half-inch glass usually brings upgraded hardware with it, because the hinges and clamps have to hold more weight. That is why the thickness decision ripples through the rest of the specification rather than sitting on its own.

Glass Types: Clear, Low-Iron, Textured

Standard clear glass carries a faint green cast from the iron in it, and the cast deepens as the glass gets thicker. On a half-inch panel it is visible at the edges and against pale or warm-toned tile.

Low-iron glass removes that cast, so stone, tile, and paint read the way they were chosen. Our standard low-iron is DIAMANT®, and it is an upgrade worth considering any time the material behind the glass is the point of the room.

Textured and decorative options give privacy without giving up light. We supply satin etched, reeded, rain, and bubble patterns, along with printed work such as frosted privacy stripes, faded frosted designs, and black grids. Those printed and etched pieces come from specialty manufacturers we order through rather than from our own shop. Tinted gray and bronze are available on request, though they are rarely asked for here.

Every enclosure we build is tempered safety glass made to the ANSI Z97.1 and 16 CFR 1201 standards.

Are Protective Coatings Worth It?

Glass looks smooth but its surface is microscopically porous. Minerals and soap work into those pores, which is why an untreated enclosure gets harder to clean every year. A protective coating seals the surface so deposits sit on top and wipe away instead of bonding.

Diamon-Fusion® is the coating we apply in our own shop, and we offer it as an option on every enclosure we sell. Adding it costs far less than dealing with the alternative later.

That matters because declining it is one of the two things our customers most often wish they had done differently. Once mineral deposits have etched into the glass, cleaning will not bring it back, and the choice becomes professional restoration or a new panel. The coating is a decision you make during the build. Make it then.

Hardware Finishes and Handle Styles

Chrome, brushed nickel, and matte black have been the three staples for years. Right now brushed bronze and satin brass are climbing fast with Northern Virginia homeowners, following the wider move toward warmer metals.

Hardware finish is the single most common upgrade we see, running at roughly half of our projects. An upgraded handle is the cheapest way to move a standard-feeling door toward something custom, and it changes the character of the enclosure more than its price suggests.

We use CRL (C.R. Laurence) among our hardware partners, and we default to clamps rather than channel because clamps give the cleanest frameless look. Channel goes on only when a customer asks for it.

One practical note. We stock very little hardware and order almost everything per job, which is what lets us offer the full finish range. It also means specialty finishes carry longer lead times, so decide the finish early rather than late.

What Actually Drives Your Project Cost

On a standard enclosure, roughly 50 percent of the price is glass materials, 30 percent is hardware, and 20 percent is labor. Labor climbs as the layout gets more complex.

Some configurations genuinely cost more to build. Steam enclosures need transoms, extra hardware, and additional seals. Grids and curved glass add fabrication work. Oversized panels need an extra crew member to move safely, which shows up in labor.

Because every frameless enclosure is cut to your actual opening, there is no off-the-shelf size to price against. That is why we measure on-site for free, then give you a fixed price and a straight timeline upfront. No surprises.

What to Expect From Start to Finish

On-Site Measurement

Free, and it is where the real numbers come from. Your tile and any thresholds need to be finished first, because we measure the surfaces the glass will touch. Paint and plumbing fixtures can wait. If you need a rough budget earlier, we can quote from drawings or plans. A dedicated estimating team runs the visit and answers design questions on the spot.

Quote Delivery

You get an emailed quote with an interactive shower drawing and a PDF for your records, usually the same day and rarely later than the next business day.

Lead Times

Standard frameless enclosures run 2 to 3 weeks from approval to install. Custom finishes and specialty glass designs take longer, which is the main reason to settle the finish early.

White-Glove Installation

A two-person crew handles most installs. A door and panel takes about 2 to 2.5 hours, a 90-degree enclosure around 3 hours, and a neo-angle or steam enclosure 4 to 6 hours depending on complexity. Oversized panels get an extra person so the glass moves safely. Our installers cover floors and surfaces with drop cloths, and we remove and dispose of your old enclosure at no charge when we install the new one.

Final Walkthrough

We demonstrate how everything operates and leave a door hanger with the wait-to-use reminder on one side and care instructions on the other. Wait 72 hours before using a new frameless enclosure. We use clean-line side seals rather than slide-on seals because they give the most frameless look, and they need that time to cure fully. Framed and semi-frameless enclosures are ready after 24 hours.

Our Worry-Free Shower Warranty

We cover installation for two years, including the seals and silicone used in any repair.

More important than the term is who handles the claim. We do. Inside those first two years we cover labor and all costs, even when the fault sits with a hardware manufacturer.

After two years we still manage the claim, work directly with the manufacturer to get the replacement part, and charge only the labor to fit it. You do not get handed a phone number and left to argue with a supplier. Manufacturer coverage sits behind ours, and our hardware partner backs its products with a limited lifetime warranty.

Before any of that, every piece of glass is inspected and quality-checked in our shop before installation is even scheduled, so surface defects get caught before they reach your home.

Common Mistakes and Regrets to Avoid

The biggest mistake we see is not thinking about resale value at the moment of decision. It is easy to choose for the way you use the room today and forget the room outlives the decision.

Adding hardware later

Anything drilled into the glass has to be planned now. A towel bar or a robe hook cannot be added after the glass is tempered, because tempered glass cannot be cut or drilled once it is made.

A fixed screen with no door

It looks clean and it photographs beautifully, and then the first cold morning arrives and the shower will not hold heat. When we design a screen we plan a way to add a door later, so the option stays open.

Declining the protective coating

The other regret, and it is the more expensive one.

Three coordination problems come from the building side, and all three get decided before we arrive.

Bullnose tile has to be prepared where the door lands.
Zero-entry showers have to be sloped correctly or the door will not swing properly.
Neo-angle and corner walls have to be built square enough for a door to close against them.

Bring your glass company into the conversation at the design stage, not after the tile is set.

How to Compare Shower Enclosure Quotes

Two quotes for the same shower can differ substantially and still both be honest, because they are rarely describing the same enclosure. Make them comparable by confirming each one specifies:

Glass thickness
Low-iron or standard glass
Coating or no coating
Hardware finish
Clamps or channel
Who performs the measurement
The lead time
The written warranty terms

Then confirm the company itself. It should be licensed in your state, insured, and still findable in a few years when a warranty needs honoring. That last one matters more than people expect.

Caring for Your Shower Glass

Mild soap and water is the right routine for both the glass and the hardware. If your glass is uncoated, squeegee or dry it after every use. If it is coated, follow the coating manufacturer's instructions instead. A thorough clean about once a month suits most DC-metro homes, and homes on well water may need more.

For early mold, denatured alcohol works. It kills mold the way bleach does without attacking the vinyl or silicone. Catch it early, before it grows into the seal.

Be careful what you reach for. Bleach hardens and yellows silicone and vinyl over time. Ammonia and CLR-type products destroy the protective finish on hardware and will void the hardware warranty.

Automatic shower spray cleaners carry the same risk, and abrasive cleansers permanently damage the clear lacquer on many components. Clean gently near the silicone too, because scrubbing can dislodge it and cause leaks. Cared for properly, a frameless enclosure lasts a lifetime.

Frequently Asked Questions

What is the difference between framed and frameless shower doors?

Framed shower doors have metal surrounding every edge of the glass and use thinner glass, typically three-sixteenths or quarter-inch. Frameless doors use three-eighths or half-inch tempered glass held by clamps and hinges with no perimeter metal. Frameless costs more, shows the tile, and requires precise measurement of the actual opening.

Is 3/8 inch or 1/2 inch glass better for a shower?

Neither is universally better. Three-eighths is the residential standard and half-inch is required when size or load demands it. Following NGA guidance, unsupported panels wider than 30 inches and any panel taller than 80 inches without a header need half-inch glass. Hinge weight ratings can require the upgrade independently.

What is low-iron glass and is it worth the upgrade?

Low-iron glass has reduced iron content, which removes the faint green cast standard clear glass carries. That cast deepens with thickness and shows most against pale or warm-toned tile. It is worth the upgrade when the stone, tile, or paint behind the glass is the feature of the room, and less so on a small clear panel.

Do frameless shower doors leak?

Frameless doors manage water through floor slope, correct door swing, and clean-line seals rather than through a metal frame. Properly designed and installed, they do not leak into the bathroom. A small amount of water at the door edge is normal and drains back into the shower. Problems almost always trace to slope or an out-of-square opening.

How long does a custom shower enclosure take from quote to install?

Most standard frameless enclosures run 2 to 3 weeks from approval to installation day. Custom hardware finishes and specialty glass designs take longer, since almost all hardware is ordered per job. I was able to easily schedule an estimate in a timely fashion, the estimator showed up promptly when he was supposed to, estimate was turned around very quickly, pricing was reasonable, compared to other estimates received, deadline for install was met (maybe even a day or two earlier than promised), the installers did a great job, and left the jobsite spotless. The last glass installer we used who has a local sounding name (same as a town in LoCo), but operates on the other side of the Bay Bridge was a nightmare, and very dishonest. Suffice it to say, we're thrilled to have found an honest company with Enclosures Unlimited who is so easy to deal with and does great work that is exactly as they promised it would be. I felt very fortunate to have been given this company's information. When a friend was helping put up Christmas Lights he broke a window. I didn't know who to call, so I tried the only person I knew that had a company who installed windows, Hodges Windows & Doors in Falls Church. They didn't do this type of work but told me the best company to call was Enclosures Unlimited. They were quick to reply to my online request and had an estimate to us in no time. I did feel it was necessary to at least get more than one estimate, so I had another company give an estimate. The other company wanted to charge double what we were quoted with Enclosure Unlimited. I called Enclosures Unlimited back right away and told them I wanted the work done. When the workers came they were prompt and arrived within the hour window I was given. They were professional, careful, and had the window replaced in record time. The office staff was also very polite & helpful. I highly recommend this company to anyone who needs glass replacement. I took a minute to look over their website and see they offer quite a few services and they will be my go to if I need anything like that in the future.

We upgraded to frameless glass shower to replace old original gold frame 3 years ago. From measurement to install, Enclosure Unlimited Inc crew were very professional courteous and knowledgeable. We experienced a leak in our shower pan recently and the back office was incredibly patient, courteous and helpful in helping me rule out possible areas of the leak over the phone. “A Great Job on Our Custom Shower”

They did a great job on the frameless shower door for our custom shower. Their prices fell on the upper end of our budget but they provided free Diamon Fusion coating which made it worth the investment. Turnaround time was 15 days from measure to installation and they offered to come back and fix anything if there were any issues at all.
